The revenue promised to me was well short of what I actually received every month for all my listing. Literally everything is something you as the homeowner need to do rather than having a terrible guest staying in your listing. If you cancel for ANY reason you will be charged. Water leak, house fell off the have of the earth, furnace out, you will be charged . They do it late ant night so you might not notice. Bottom line, list your own and get all the money rather than let them skim off the top while your bills pretty much go unpaid.

One of our guests hit our well with their car, evolve said their insurance won’t cover it because it was caused by a vehicle. It’s going to cost us hundreds of dollars to fix it.

5/28/2024 Update: sense writing the review below last week I have had to update the app all three times I’ve logged in. I did receive an acknowledgment response Evolve but it included no explanation of why I have to update continually. They did not address my concerns regarding pricing control. 

The app forces an update 80% of the time I login. Evolve should allow owners price control. The Evolve algorithm may work in high-density areas, but it’s worthless to me. I know when local/regional events are scheduled that could drive up rental fees. It takes Evolve 3-5 days to respond to requests for price changes, which isn’t practical.
