Differentiating features from other real estate investing apps:

- Ability to change offer price based on a target internal rate of return (IRR), cash on cash return, capitalization rate, or price per square foot

- Financing Likelihood Indicator (green, yellow, or red) shows potential viability of proposed financing structure based on bank loan asset quality metrics

- Unlimited expense items for one property at a time with basic (free) version and unlimited tenant units, revenue items, and properties with in-app upgrade

- Ability to find and download property data and investment assumptions of investment properties created by other users around the world. Check it out at 

- Ability to upload property data to share with other devices or other users. Possibility of finding buyers or investment partners among app's global user base

- Revenue and expense growth can be generalized or customized by year for each item

- Common building expenses can be shared with tenants on a tenant-by-tenant basis

- Professional investment reports can be sent from your e-mail as PDF attachments

- Probably the only real estate app that includes income tax projections, including the tax benefits associated with building depreciation

- Ability to add unlimited purchase and sale expense items

- Capital expenditure projections by year and by unit / tenant

- Projected sale value (which greatly impacts IRR) can be based on price appreciation, cap. rate, or even a discount rate with perpetual growth formula

- Produce 35-year cash flow projections with only 2 inputs or hundreds - making this financial model as simple or complex as you'd like it to be
