WHY A CONTEMPORANEOUS LOG
The IRS expects a dated record of your hours kept as you go, not one rebuilt in April.
• REPS: more than 750 hours and more than half of your working time in real property trades or businesses, plus material participation in your rentals (the 500-hour test).
• STR loophole: material participation in your short-term rentals, typically 500+ hours, or 100+ hours and more than anyone else.
REPSLog keeps a counter for each test and each property.
