SnagMail produces dated, photographic PDF reports that hold up in deposit disputes — designed around the Renters' Rights Act 2025 evidence regime. "For smaller landlords who own 1-3 properties" — that's who we built it for. Skip the £35/month agent tools. Skip the Word doc. WHY NOW The Renters' Rights Act 2025 (Phase 1, May 2026) abolishes Section 21. Every possession ground now requires documentary evidence. Council inspection powers are live. EICR re-inspections for the 2021 cohort are coming due. SnagMail captures it all in one app. CAPTURE Photograph snags and property conditions in-app. Add titles, locations, priority, cost estimates, and fair wear & tear flags. ANNOTATE Mark photos with pins, arrows, circles, rectangles, and freehand drawing. PROFESSIONAL PDFs Four templates — every report dated, photographic, and accepted as evidence at TDS, DPS, and mydeposits adjudications: • Snagging Report — new-build defects, punch lists • Check-In Inventory — start-of-tenancy condition • Check-Out Report — DPS/TDS evidence with fair wear & tear tracking • General Inspection — property surveys and facility audits ORGANISE One project per property. Track snags by status, priority, and location. Run structured audit checklists for HMO fire safety, gas safety, and EICR compliance. EMAIL Send reports straight from the app to tenants, contractors, and deposit schemes. WORKS OFFLINE Capture issues and build reports at the property. Sync when you're back online. SNAGMAIL PRO 14-day free trial — no card required. After the trial: £9.99/month or £79/year (saves 34% vs monthly). Cancel anytime in your Apple ID settings. Pro unlocks: • Unlimited inspection reports • Cloud sync & backup across devices • Company branding on every PDF • Full offline support • DPS/TDS deposit dispute templates with signature capture Existing subscribers keep their current rate. — Privacy Policy: Terms of Service: ## SnagMail Screenshots - [Screenshot 1](https://is1-ssl.mzstatic.com/image/thumb/PurpleSource211/v4/67/0c/26/670c26f8-5771-278e-c539-6d2d87edb712/asc-01-hero.png/1284x2778.png) - [Screenshot 2](https://is1-ssl.mzstatic.com/image/thumb/PurpleSource211/v4/41/91/db/4191dbb9-f5f7-4203-f9ba-4f7573724e5a/asc-out-2.png/1284x2778.png) - [Screenshot 3](https://is1-ssl.mzstatic.com/image/thumb/PurpleSource211/v4/1a/f1/84/1af18485-d3de-bce3-1858-32f059b560c8/asc-out-3.png/1284x2778.png) - [Screenshot 4](https://is1-ssl.mzstatic.com/image/thumb/PurpleSource221/v4/c6/b1/61/c6b16162-7696-e2e4-9fe5-08575d441832/asc-out-4.png/1284x2778.png) - [Screenshot 5](https://is1-ssl.mzstatic.com/image/thumb/PurpleSource211/v4/cf/45/05/cf450554-03e9-1133-43d6-7b920ecd0256/asc-out-5.png/1284x2778.png) ## SnagMail Rating Breakdown in United Kingdom - 5 stars: 1 (100%) - 4 stars: 0 (0%) - 3 stars: 0 (0%) - 2 stars: 0 (0%) - 1 stars: 0 (0%) ## SnagMail Reviews in United Kingdom ### ***** "Saved me so much time" I used to snap dozens of photos then (if I remembered) forward to my work email. At work they always came as inline images and I had to save them to disk and then perhaps compose an email. Now I can send a professional PDF right from the site - and later if findings change I can update my report and resend. Love it. -- EwanMakepeace99, 2026-02-01 [View all SnagMail reviews and detailed analytics on AppTail](https://app.apptail.io/signup?utm_campaign=ai-crawl&utm_content=reviews) ## SnagMail In-App Purchases | Item | Price | |------|-------| | SnagMailPro | £24.99 | ## SnagMail Available In - [United Kingdom](https://apptail.io/app/snagmail-TPjy/united-kingdom) - [Greece](https://apptail.io/app/snagmail-TPjy/greece) - [Madagascar](https://apptail.io/app/snagmail-TPjy/madagascar) - [Macao SAR China](https://apptail.io/app/snagmail-TPjy/macau) - [Malta](https://apptail.io/app/snagmail-TPjy/malta) - [Norway](https://apptail.io/app/snagmail-TPjy/norway) - [Romania](https://apptail.io/app/snagmail-TPjy/romania) - [United States](https://apptail.io/app/snagmail-TPjy/united-states) - [Australia](https://apptail.io/app/snagmail-TPjy/australia) - [Uzbekistan](https://apptail.io/app/snagmail-TPjy/uzbekistan) --- ## About AppTail [AppTail](https://apptail.io) is a mobile app intelligence platform providing app analytics, ASO (App Store Optimization) tools, keyword tracking, competitor analysis, revenue estimates, and review monitoring for iOS App Store apps.
