WARUM METRIQUE Rund ums Bauen existieren unzählige Excel-Vorlagen, Tabellenblätter und Faustregeln. metrique bündelt die gängigen Berechnungen in einer App, die konsistent mit denselben Projektdaten arbeitet: Parzelle, Vollgeschosse, Gebäudehöhe, Ausnützungs- oder Baumassenziffer, Baukosten und Landpreis werden einmal eingegeben und fliessen automatisch in alle Module. MODULE IM ÜBERBLICK • Erstellungskosten Kubaturbasierte Kostenschätzung (CHF/m³) mit Berücksichtigung von Dachgeschoss- und Untergeschoss-Anteil sowie separaten Ansätzen für Neubau und Renovation. Grundlage sind die Projektparameter (Parzelle, Geschosse, Höhe) und die Ausnützungs- bzw. Baumassenziffer. • Honorar Honorarberechnung auf Basis der Baukosten mit Schwierigkeitsgrad, Teilleistungsanteil, Anpassungsfaktor und Stundenansatz. Liefert Grundfaktor, Stundenaufwand und Gesamthonorar in einer Ansicht. • Brutto-Rendite Rendite-Betrachtung aus Investitionskosten (Land + Erstellung) und Mietertrag – für erste Einschätzungen von Anlageobjekten und Entwicklungsprojekten. • Kostenmiete Berechnung der kostendeckenden Miete aus Anlagewert, Kapitalkosten, Unterhalt und Nebenkosten. Nützlich für Wohnbaugenossenschaften, kommunale Bauträger und Kostenmiet-Modelle. • Hypothek & Tragbarkeit Tragbarkeitsrechnung mit kalkulatorischem Zinssatz, Amortisation und Nebenkosten. Prüfen Sie in Sekunden, ob ein Objekt finanzierbar ist. • SIA 416 – Flächen Strukturierte Flächenberechnung nach SIA 416: GF, NGF, KF, NF, HNF, NNF, VF und FF – mit automatischer Validierung der Flächenbilanzen und Kennwerten wie NGF/GF- und HNF/NGF-Verhältnis. PROJEKTE STATT EINZELRECHNUNGEN Jede Berechnung gehört zu einem Projekt. Baukosten aus dem Kosten-Modul werden automatisch im Honorar-, Rendite- und Kostenmiete-Modul verwendet. Über Projekt-Overrides können einzelne Werte gezielt überschrieben werden, ohne die Grundlagen zu verlieren. So bleibt alles konsistent – und nachvollziehbar. PDF-EXPORT Alle Projektdaten und Modulergebnisse lassen sich als strukturiertes PDF exportieren – für die Ablage, die Kommunikation mit der Bauherrschaft oder als Nachweis in der eigenen Projektdokumentation.
