一般来说，单位只要曾经发生凶杀或自杀致死案件，包括堕楼身亡（无论意外与否），该单位也会被视作为凶宅。亦有部分情况，凶宅同层单位也会被定义为凶宅，以98年德福花园五尸命案单位为例，其同层单位价格亦受拖累，虽非凶案单位，但地产业界及银行亦视该凶宅同层单位为凶宅处理。
