No matter what real estate agents say about the ‘transparent process’ it is anything but. The ap works fine but because you’re bidding blind against unknown persons there is no actual transparency. We have experience of false bidders jacking up the price just to withdraw. Numerous auctions have fallen over afterwards in mysterious circumstances.
As a seller constantly having messages that have been read and marked as read come back up as new messages - bit frustrating.
A great idea that needs bug fixes and enhancements. Most times it fails to load. Remember me authentication does not work other issues present. I’m up to date on iOS and the latest app. Note I now see an updated app just released
App freezes whenever I try and open an attached contract of sale PDF. Clunky and needs to be improved.
We recently went through this process and didn’t like that we were pushed to offer increments greater than what we wanted. The advertising says that we can adjust the increments but we couldn’t do that during bidding unless the agent agreed. Also we were told the agent would halt the process during the bidding if you had a query but he never did that for us even though we asked so pressure was on to keep bidding so you didn’t lose out. No wonder sellers love it. Its unscrupulous and Consumer Affairs need to do something about it. The search function is so bad. For example, a search may indicate that there are 30 results but it will only display 12 and there is no way to see the other 18. Also if a property is withdrawn or sold there is no information to tell you how long ago it was sold or withdrawn. So I contacted an agent about a property that was withdrawn and she said the property was on the market the previous year and had been sold anyway!
We just had the unfortuante expierience of attempting to buy via Openn. Would not reccomend
I make my living renovating houses but did not enjoy this bidding / buying process at all. The agent sets the bidding increments so if that is not contrived I don’t know what is making the whole process in favour of the agent and the seller with zero interaction to the seller. No Transparency and you have no idea who your bidding against. I am not a fan of a regular auction style buying but this process is worse. You don’t have the luxury of feeling the room or the energy of the bidders like you would at a live auction . Next time I see that the agent is using Openn I will simple pass on that property. We pulled out of the bidding process before the end of the auction.
Openn is changing the real estate game - finally a service that brings transparency to the industry. A must have for both buyers and sellers.
