SG Property Toolkit PRO is a comprehensive private property calculator developed primarily for property agents in Singapore. It comes with a progressive payment calculator for new launches, normal payment calculator for resale properties, rental yield calculator for landlords, stamp duty calculator for buyer, seller and tenancy, TDSR calculator for affordability check and a property tax calculator. Every calculator you need to meet all your different clients' needs.
Calculators In-Detail:
Progressive Payment Calculator
- Supports both Residential and Commercial property types
- Calculated based on property's purchase price, loan term, annual interest rate, number of properties owned and residency of applicants.
- Supports Singles, Joint (Married) and Joint (Not Married) purchase types.
- ABSD is included in the calculation results.
- Input CPF and cash on hand to get an indication of client's surplus or shortfall or input CPF amount only to know how much cash is needed for the purchase
- Monthly repayment amount listed based on payment stages
- Share the calculation with your client via email (ensure that you have an email account set up locally on your device)
Normal Payment Calculator
- Supports both Residential and Commercial property types
- Calculated based on property's purchase price, loan term, annual interest rate, number of properties owned and residency of applicants.
- Supports Singles, Joint (Married) and Joint (Not Married) purchase types.
- ABSD is included in the calculation results.
- Input CPF and cash on hand to get an indication of client's surplus or shortfall or input CPF amount only to know how much cash is needed for the purchase
- Share the calculation with your client via email (ensure that you have an email account set up locally on your device)
Rental Yield
- Calculated based on property's rental income (monthly rent), rental expenses (monthly mortgage, monthly maintenance, agent commission, property tax, other expenses), and property cost (purchase price, legal fees, buyer stamp duty, ABSD, renovation cost, other costs).
Stamp Duty
- Calculated based on property value, type of purchase - Singles, Joint (Married) and Joint (Not Married), residency of applicants and number of properties owned
- Supports Buyer, Seller and Tenancy stamp duty calculation
- Buyer's stamp duty includes ABSD breakdown
- Seller stamp duty calculation for commercial property type
TDSR/MSR (Total Debt Servicing Ratio/ Mortgage Servicing Ratio)
- Calculated based on monthly fixed income, variable income, rental income, liquid assets and other assets with pledging options, car loan, mortgage loan, credit cards and other loans
- Support for up to 2 borrowers with income weighted average age (IWAA). Comes with LTV, possible purchase price and estimated minimum cash down payment
- Provide suggestions to fill the purchase price shortfall through pledged liquid/other assets and unpledged liquid/other assets
Property Tax
- Calculated based on property's AV (Annual Value) and occupation status (owner-occupied, non-owner occupied, as well as commercial/ industrial)

Easy to use and it has all the relevant calculators within the same app to better manage finances when getting a property. Would be useful if there are some examples on how to use these calculators, or explains terms such as TDSR.
