Field Agent by apmasphere is a mobile property management inspection application.
Field Agent walks the property manager through 4 different inspection types. For a room by room routine inspection similar to Field Agent 1 we have have the 'Quick Routine' option and for the extensive routine inspection we have a 'Detailed Routine' option. To complete the tenancy cycle we have an Ingoing and Outgoing Inspection option.
These reports are based on the requirements throughout Australia, New Zealand and the UK, and an editable template for other jurisdictions.
The property manager is prompted to add comments and photos to each room and feature in the property. After the inspection is complete then the report can be emailed directly from your iPhone straight to the client or back to the office computer.
Field Agent includes the popular ‘overlay’ feature. This feature brings up photos from previous inspections and lets the property manager use them as an overlay, meaning you can take the same photo over and over again. It’s a great way to keep track of the condition of a property over the life of the tenancy.
Routine Inspections are free of charge. Ingoing and Outgoing inspections cost 1 credit and credits can be purchased from within the application using your iTunes account.

A snap to use
As real estate agents we constantly strive to improve, whilst also looking for greater efficiency. One of the most time consuming elements of property management practice is the preparation of condition reports. So when a piece of software comes along that promises to produce better reports in less time it is always going to get our attention. We have been trialling Field Agent in our office for the last week and the results are impressive. When comparing it to the other software available, it is also exceptional value. My advice? No way
Was good when it first came out, then they started charging. I would rather pay one off fee than being charged for every report
Good in theory
Would be better if reports were printed to pdf not rtf. Would also be nice to preview reports before emailing.

Wow great update
I'm loving the new update! It's fantastic to be able to complete and produce professional looking ingoing and outgoing inspection reports right from the phone. Plus the great looking routine inspection reports. I'm hooked.
Great app
Absolutely fantastic application! We use this app for a large rent roll and the results have been excellent. Saves time, saves money and saves paperwork in the office enabling our property managers to spend more of their day on other tasks.

Field Agent has improved the efficiencies of undertaking Routine Inspections tremendously. We now look so Professional being able to send an email onsite and deliver real time information to our clients.

I have been using this app for a couple of weeks now and it has made my routines much easier. It has frozen up on me a few times during inspections which can be a pain. As I email all the routines to myself and then save them into a file- I find that not being able to delete them off my phone a bit annoying. We have 350 properties and I don't need that many routines taking up memory on my phone.

I also found it useful. Great addition my property management 'point of difference' tool box and my growing rent roll. Well done.
