After checking twice that my payment info was entered correctly for my HOA payment, the AppFolio app deleted the last number of my bank account, a 0, so I bounced a check because of this error. I usually don’t pay via echeck but I’m being charged $9.99/month to use a credit card to pay my bill ELECTRONICALLY, and only $2.49/month extra for echeck. To push people away from eBill with horrendous charges is asinine. I won’t be using eBill after 2025. Because of this bounced check, I had to resubmit my payment AND pay a NSF fee of $50 on top of paying via echeck again. I have been waiting 2 days for the next attempted payment to hit my account, but I cannot access help from a human being for this app since I am not a property management firm, and the app does not allow any type of temporary visibility or a confirmation page prior to submitting a payment. Since I have no absolute, surefire way to confirm that my bank info was not deleted in error by the app again, I have been waiting on pins and needles for another check to bounce. If I could, I would sell my house and abandon all types of HOAs, rent, etc. HOAs and affiliates are not worth the stress. Would not recommend!!!

I had an amazing relationship with my property managers. Never late on a payment and no issues at all with payments of any kind. But then they switched their tenant portal to AppFolio and oh my God, it was a disaster. We almost immediately started having payment issues. We would make a payment, it would go through and be subtracted from our bank account, then days later would show as rejected for non sufficient funds on AppFolio. How if it has pulled from our bank? This happened multiple times, and one time the apartment complex even filed eviction because they swore we didn’t pay, and wouldn’t take our bank statements with a payment that had THEIR name on it. We ended up paying our rent twice that month just to keep from being evicted. We figured it was the apartment complex’s fault, not the app. But it kept happening. We finally left that apartment complex thinking they were just scamming us out of our money. We moved into a house where the landlord unfortunately used AppFolio. Same problem. We make a payment, there is money in our bank account, the rent payment would pull out as scheduled, then within a week or two, we would get a message that our bank returned the payment as NSF. we contact our bank, they say the payment went through. Our land lord would not accept our bank statements, and we paid twice for rent in one month AGAIN. At this point, we started getting skeptical. This issue happened between two different banks, so we couldn’t blame it on the bank account. It was different landlords too. The only common denominator was AppFolio, but we kept using it because we thought maybe it was a weird coincidence. We were poorly mistaken. Another incident, we made a payment and were charged TEN TIMES. YES. TEN. SEPARATE PAYMENTS. thankfully our bank flagged it as fraud, and none of them went through. This got us in hot water again with the landlord, who at this point thought we just didn’t have money to pay. Because AppFolio did not mention they charged us 10x, instead said NSF was the reason our payment didn’t go through. Keep in mind we were getting charged tons of money each time this occurs, we ended up paying over $1000 of fees just to not be evicted. This issue happened at least 6 times. At least. Don’t just take this review as fact, look at all the other ones that say the same kind of thing. I have been trying for 5 months to close an account that was created by a property management company for me. I do not own a home in under that property management company and cannot get the account closed. It requires the property manager who opened the account to close the account. I am getting billed for a house I don't own and have no way of closing the account. The property management company that used my email refuses to close it and for 5 months have been incorrectly marking me as an owner of a home THAT I DON'T OWN. Appfolio has major fraud issues, corrupt property management companies using it, and the fact that the individual whose email is being used cannot close the account is a massive concern.

I would like to recognize Suat Orhan, a maintenance worker at Sherwood Apartments, for his outstanding work ethic. Suat is consistently friendly, polite, and approachable, always greeting residents with a smile. His positive attitude, enthusiasm, and dedication to his work are truly commendable. He is not only hardworking but also brings great energy to every task he undertakes. Whenever you view a document, it is impossible to back out of it. You must force close the app.

$200/year for the privilege of paying your bills, plus a $2.50 fee each time you pay your bills. Nickel or dime your users… not both.

I was renting a townehouse and moved out November 24, 2024. I have been going through broken walls, broken toilet for 6 month, no water, air going out, floor flooded every time it rained, and so much more. I have requested multiple meetings and instead the assistant keeps hanging up in my face. I have been waiting for my deposit that they have stolen for things I did not break or do. It’s been well over a month and they just let me know I never have them an address that I have emailed to them OVER 3 TIMES SINCE NOVEMBER.
